Property Manager -- Maintenance
22 Station contracts with Palisades Tahoe Hospitalitity (PTH) for services to maintain the property, plant, and equipment in the Common Areas in Buildings 4 and 5. PTH Maintenance is on property 7am to 11pm daily and on call after hours. Residential Owners may also contract directly with Palisades Tahoe Hospitality for maintenance services for the Residential Units for a fee.
Daily Maintenance
- Open and close hot tubs daily
- Monitor and clean, test and treat spa with chemicals as required
- Monitor temperature for spa for safety and efficiency
- Remove snow from spa decks
- Inspect boilers and mechanical systems
- Monitor and preform minor repairs to network and telephone systems
- Touch up paint and stain in hallways and stairwells
- Supervise and inspect facilities & common areas
Weekly Maintenance
- Walk hallways to replace lightbulbs
- Service and flush spa filters
As Needed Maintenance
- Respond, address, and repair/remedy unplanned maintenance events
- Troubleshoot and adjust spa and sauna systems
- Troubleshoot and adjust boilers
- Troubleshoot and perform minor repairs to elevators
- Annually, recommend vendor, and supervise fire and sprinkler inspections
- Respond to all fire alarms and meet with fire department
- Find, interview, recommend, and supervise independent contractors for snow and icicle removal from decks and roofs
- Find, interview, recommend, and supervise independent contractors for preventative maintenance projects such as painting of exteriors, boiler servicing, elevator, and roof and gutter repairs.
